Warehouses are usually taller than the work inside them requires, particularly where small items are handled by hand. A raised deck converts that unused air into working area without extending the lease or moving site, which is why mezzanines appear in almost every growing operation. The catch is that a platform is easy to buy and difficult to feed: getting goods and people onto it reliably is a harder problem than putting up the steel.

Vertical space is capacity nobody is charging for
Hand-picked small items, packing benches, returns processing and slow-moving spares all occupy floor while using very little height, and all of them transfer comfortably onto a deck. Doing so releases the ground level for activities that genuinely need clearance and truck access. The comparison worth making is not platform cost against rent per square metre, but platform cost against the disruption and lease commitment of relocating.
Load limits govern what may go up there
A deck is designed for a stated distributed load and for point loads at specific positions, and those figures assume a particular use. Driving pallet trucks across it, stacking dense product or installing racking on top of it can exceed the design silently, because nothing bends until it fails. Any change of use on the platform should return to the designer rather than being settled by whoever is carrying the pallet.
Feeding the deck is the real design problem
Goods have to travel between levels, and every method has a throughput limit: a goods lift cycles slowly, a pallet gate needs a truck waiting below and an operator above, and conveyors or chutes commit to a fixed route. Whichever is chosen becomes the bottleneck for everything on the upper level, so it is sized against peak flow rather than average. Undersizing here is the most common reason a mezzanine fails to deliver the capacity it promised.
Fire, escape and consent are part of the installation
Introducing an occupied level changes escape routes, travel distances and the way sprinkler protection reaches goods stored beneath and above the deck. Most territories treat the platform as a building matter requiring approval, and the specific obligations are set by the local building control and fire authority. Retrofitting protection or a second staircase after the deck is installed costs considerably more than including it in the original scheme.
Working conditions upstairs are not the same
Heat collects at high level, natural light rarely reaches the deck, and welfare facilities are usually a staircase away, so the upper floor can become the least popular place to work. Lighting designed for the task, ventilation or extraction where heat gathers, and a plan for how people take breaks all belong in the scheme. Edge protection and a rule about how loads are landed at the gate matter just as much, since a fall from the deck is the hazard the installation creates.

- Usually in cash terms, and it avoids the disruption of relocating an operation. It does not solve dock capacity, yard space or clear height problems, so a site that is short of doors rather than floor gains very little from one.
- Can racking simply be built on top of a mezzanine?
- Only where the deck was designed for it. Racking concentrates load into small footprints, which is a different loading case from goods spread across the floor, and it also changes how fire protection must reach the storage.
